Energy certification: what it is, what it is for and why it is important

Energy certification is a procedure by which the energy efficiency class of a building is certified. This is a particularly important document, the issue of which is regulated by very specific legislation in Italy as well as in all other countries. Today, energy certification is mandatory for most buildings , because without it it would be impossible to determine their efficiency. The current legislation has been promoted to protect the environment: the higher the energy class of a building, the lower its impact on the ecosystem .

As we will see shortly, only in rare exceptions is energy certification not mandatory: in most cases this procedure must be provided, which must be carried out by authorized personnel.

What is the energy certification for

The APE is useful above all to understand which energy class a particular building belongs to, to evaluate its actual value on the real estate market. A house that belongs to a high fsacia energy class is in fact more expensive but also allows you to significantly reduce consumption and therefore costs in the bill.

Conversely, a low-energy house has a lower value which means that its price is more competitive. However, it must be considered that the energy expenditure is considerably higher and consequently the costs of electricity and gas increase considerably.

When energy certification is not mandatory

As we have mentioned, today the energy class certificate of a building is mandatory and therefore it must be obtained by contacting a geomeatra, a thermotechnician or a qualified professional. However, there are some special cases in which energy certification is not mandatory by law and they are the following:

  • Buildings not intended for residential use (garages, cellars, etc.);
  • Buildings intended for places of worship (churches, etc.);
  • Buildings defined as secondary (gazebos, woodsheds, swimming pools, etc.);
  • Isolated buildings with a usable area of ​​less than 50 square meters;
  • Agricultural buildings without heating and not intended for residential use;
  • Special industrial and craft buildings, which are heated for special needs (such as in the case of greenhouses).

In all other cases, the energy certification is mandatory by law and if it is not carried out, even very high penalties are risked.

How to do the energy certification

Nowadays, energy certification is also offered by portals that offer apparently very advantageous offers. This is the case, for example, of Groupon which often offers this kind of services at bargain prices. However, it is important to remember that this is a fundamental document, which must be issued by a specialized and authorized technician. It is therefore advisable to turn to a serious professional who is able to guarantee the utmost seriousness, in order to avoid unpleasant surprises and unexpected events.

Carrying out the energy certification of a building today does not have exaggerated costs, but it all depends on the type of property and some factors. In principle, the cost to certify a medium-sized apartment is around 300 euros if you turn to a professional in possession of all the necessary authorizations.
